Question: are sanding and re-staining hardwood floors a DIY project?
we don’t have any experience doing either.. so i’m wondering, is this a project we could takle ourselves (we are planning on refinishing all the hardwood flooring in our house, approximately 1200 sq. ft.) or should we hire it out? and if we did hire someone, does anyone have an idea how much it would cost?

Do Not Sand The Floors Your Selves! This is best left to the pros as making a mistake could cost you a fortune! I would hire that part out most definitely, The rest is really not that hard staining is simple so is poly urethane or varathane just follow the directions. I have no Idea where you live so I don’t know what it would cost in your area prices vary I would call around and get a few estatments and make sure they are insured in case they screw up your floors!

My husband and I are in the process of sanding and staining our old hardwood floors. It is definitely something you can do yourself. (if we can im sure you can! ha) However, our house is a lot smaller than yours. Doing it yourself is not as hard as it is time consuming. We started by sanding, then putting a coat of stain, let it dry, lightly sanded, stained again, let it dry and then put 2 coats of polyurethane on top. It just takes so long for it to dry do you can move on the next step. It took us about 4 days, start to finish, to do my daughters room which is about 10 x 8. It’s not a real difficult process just long. I don’t know about hiring someone but I would check into Lowe’s before anyone else. Hope this helps and good luck with your floor.
